Irrigation Inspection

The lawn irrigation inspection consists of a non-invasive visual examination of the property's irrigation system and components that are visibly accessible at the time the inspection is being conducted.

The inspector may indicate a concern that is beyond the scope of the inspection. This does NOT, however, in any way assume the inspection is being performed outside of a visual inspection. This lawn irrigation inspection is NOT a code inspection. The inspector shall prepare a written inspection report for the sole use and benefit of the Client identified in this contract. The irrigation inspection is typically limited to the following items and will be agreed upon in advance.

Lawn Irrigation Controller

Control boards and/or timers can be considered the brain of the irrigation system. These controllers will allow an operator to customize the irrigation watering schedule to a specified program. The level of complexity of each controller assembly varies. More complex systems can often account for varying weather conditions, landscaping, and desired plant development whereas others are more simple and straightforward. This evaluation will determine the basic functionality of the controller as operated from a user standpoint only. It is beyond the scope of this irrigation inspection to determine the complexity of the currently installed controller or verification of correct wiring and it is recommended that the owner's manual be obtained to gain specific details on a particular controller and its specifications if this is of concern.

Backflow Prevention Device

Irrigation backflow devices are designed to be installed on potable water lines to help protect against back-pressure and the process of siphoning contaminated water into the potable water supply. Back-flow assemblies provide protection where potential health hazards exist. This inspection includes the presence or absence and location of a back-flow prevention device only. Any computations needed to determine the proper size and effectiveness of a back-flow prevention device is beyond the scope of this irrigation inspection.

Supply Pump (if applicable)

If irrigation water is obtained through a private source (lake, pond, river, etc.) and not obtained through a municipal water supply, a pump may be required in order to obtain the proper water pressure needed to operate the irrigation system. This inspection will include a limited visual inspection (if accessible) of this pump and visual adjacent components under normal operating conditions only. This evaluation does not include mathematical computations to determine proper sizing, and/or location of the currently installed pump (if applicable). Please refer to the pump's specific manufacturer specifications for detailed sizing/location requirements.

Zone Valves

Many valve variations are available in today's irrigation designs and are often dependent on the systems design and/or water supply. Valve variations range from low flow to high flow valves, clean vs grey/dirty water valves, and low and high-pressure valves. This irrigation evaluation will include a visual evaluation of the valve for leakage/damage only. Determining the specific variation of a valve is beyond the scope of this irrigation inspection.

Sprinkler Heads

Sprinkler heads come in a variety of sizes, shapes, models, and brands, but most of these variations fit into four main categories: Pop-up, Impact rotors, Gear-Driven rotors, and Large Turf rotors. This lawn sprinkler inspection will determine the basic operation of the sprinkler heads during normal operation only. Determining specific requirements based on type/location, etc. is beyond the scope of this lawn sprinkler inspection.
